
[True Insight Hong Kong Stock Trends] China Merchants Commercial REIT (01503.HK) Completes Acquisition of First Hong Kong Student Apartment Project, Adding Another Growth Engine to Its Stable Portfolio


Zhenzhuo Finance, January 29, 2026 - China Merchants Commercial Real Estate Investment Trust (01503.HK) $CMC REIT(01503.HK) announced today that it has completed the acquisition of its first student apartment project in Hong Kong, marking a key step in the REIT's expansion of asset classes and strategic upgrade, adding another growth engine.
On December 29, 2025, China Merchants Commercial REIT signed an agreement through its wholly-owned subsidiary to acquire its first student apartment project in Hong Kong. The property is an existing asset located on Austin Road, Kowloon, Hong Kong, with a total gross floor area of approximately 23,600 square feet, adjacent to The Hong Kong Polytechnic University, boasting an excellent location. The property was valued at HKD 213 million in November last year, with the acquisition price at a 3.3% discount, resulting in a purchase price (before working capital adjustments) of approximately HKD 206 million. After the acquisition, the property will be renovated by the REIT into a modern student apartment with 85 beds, with lower floors converted into shared living spaces such as lounges and fitness centers. This move will further optimize the REIT's asset structure, delivering long-term sustainable value and returns to unit holders.
The project is situated in a mature community with a well-developed transportation network, located in Tsim Sha Tsui, a key commercial and tourism hub, surrounded by higher education institutions, commercial complexes, and residential projects, ensuring stable rental demand.
This acquisition is an important step for the REIT in exploring and diversifying its asset portfolio following the strategic upgrade approved at the extraordinary general meeting in October this year. The acquisition aims to explore new asset class opportunities and enhance the REIT's income and distribution stability in the long term, demonstrating the company's efficient and robust execution capabilities and its commitment to continuously optimizing its asset portfolio strategy. In the future, the REIT will continue to seek more high-quality, diversified, and resilient assets for investment in the Greater China region, further diversifying its asset portfolio and income sources, enhancing income stability, and maintaining a solid financial position to achieve long-term sustainable growth in distributions per unit and deliver long-term returns to shareholders.
